Drainage Committee Update:
The good news is that our HOA has made good progress in lessening the impact of significant rain events in our community. We cannot eliminate the risks, but we have reduced them. Indications are that properties identified at most risk saw a reduction in impact from this last event when compared to past such events.
We would like to remind all homeowners that it's important to properly dispose of their yard debris. Yard debris can a huge impact when a rain event happens.
Last year, the Drainage Committee completed a full condition assessment and GPS mapping of our community’s drainage infrastructure, including using video to record and assess the interiors of all pipe culverts. Many of these pipe culverts date back to the 1970s, and all except those in The Reserve are at least 35 years old, which is the typical lifespan of a metal culvert.
The video evidence identified several sections of pipe that need to be cleaned out and repaired. 2024 marks the start of our multi-year effort to complete this needed work. The costs involved and the funding for it will dictate how and under what timeline we proceed. We will also need to account for both the routine and unexpected maintenance issues that will arise.
The GIS system is freely available for viewing by all homeowners, with the link provided below: https://neel-schaffer.maps.arcgis.com/apps/webappviewer/index.html?id=7c03570921fb4df187dc0c86aad7d5c6
