ARC Approval
 
 

To all Temple Hills homeowners, as per the Temple Hills Restrictive Covenants, Article VI:
 
“No construction, reconstruction, remodeling, alteration or addition to any structure, building, fence, wall, road, drive path or improvement of any nature shall be constructed without obtaining the prior written approval of the Committee as to location, plans and specifications.”
 
The Temple Hills Architectural Review Committee (ARC) meets the second Thursday of each month, prior to the regular meeting of the Temple Hills Home Owners Association.  All project requests will be reviewed and approved or disapproved by the ARC on the second Thursday of each month.
 
All requests for ARC approval of projects must be submitted on the ARC Project Approval form, and received, along with the required fee, by no later than the first of the month to be considered for review at the ARC meeting for that month.
 
Requests received after the first of the month will be reviewed the following month.  The ARC has up to 45 days to review and approve or disapprove project requests.
 
Remember:  Forms received after the first of the month will take up to 45 days to be reviewed.  Forms received prior to the first of the month will be reviewed in as few as 15 days.

3. Lundholm Residence, 132 Carnousti – Replace roof shingles, remove cedar siding and replace with Hardie Board. Install new gutters and paint all wood trim. Match colors submitted. Build new 20’ x 20’ screened-in porch similar to provided photograph.

Add new room at rear of home. Dimensions approximately 12’ x 24’. Contractor to verify setbacks. Roof to match existing dimensional
shingles. Exterior to be Hardee-plank , painted to match residence. Four windows to match existing. Trim and gutters to match existing color. Remove metal roof from above patio. Extend new roof to cover patio.
2.    Arnold Gagnon Residence, 111 Pinehurst
Remove rotted deck at rear of house. Build new deck full width of house per accompanying drawings and details. Pergola to be at right end of deck.

Install basketball goal adjacent to right side of driveway. Landscape screening will be installed. Rochford Co. DRC has Approved the installation location. Therefore the ARC will comply with the DRC Approval.
 
The following ARC Project Requests were approved at the monthly ARC meeting for February 2017:
 
1.    Rockwell Jiroch Residence, 109 Andover Green: 
Paint entire house, change shutter color and replace front door with ‘Craftsman Style’ per photo. Colors all approved based on photo of a residence with selected paint colors.
2.    St. Matthew’s Rectory, 312 Fairbourne Green: 
Dumpster required for interior renovation debris. Porta-john needed.  Exterior- Fascia board repairs, all windows to be replaced and painted to match existing including window frames. Replace metal front door with wood door. Color to match existing or possibly be stained. Misc. exterior painting.
3.    John Frassinelli Residence, 508 Stratford Court: 
New roof shingles. Oakridge Own Corning. Color-Driftwood. Chimney repairs and eave repairs. Misc. exterior painting.
 
The following ARC Project Requests were approved at the monthly ARC meeting for January 2017:

Remove rotted railroad tie retaining wall. Replace with max. 4’ high anchor block stone, adjacent to driveway.
2.    Todd Brown Residence, 247 Baltusrol Rd.
Per accompanying plan extend aggregate driveway at rear by 40”. Add concrete below deck to support new deck columns and repair front sidewalk and steps. Match existing.
3.    Leslie Stuart Residence, 128 St. Andrews
Install new trampoline in rear yard. It will be screened by a fence and existing landscaping.
 
The following ARC Project Requests were approved at the monthly ARC meeting for December 2016:
 
1. Bob Loftus and Maria Abercrombie Residence, 106 Pebble Beach Dr.
Install dumpster on side driveway for interior and exterior construction debris. Per enclosed drawings: Remove vinyl siding and replace with Hardie Board siding. Build new rear deck. Build new gable roof above entry porch. Match existing shingles. Paint exterior per accompanying color samples.

Installation of new basketball backboard.  Rochford Co. originally approved and then approved by the ARC at our meeting.
3. Bacon Residence, 111 St. Andrews Dr.
Remove existing deck and replace with new screened in porch and concrete patio. Remove all cracked brick at rear and replace with Hardie Board siding per elevations. Install new low retaining wall at rear driveway turnaround. Match existing roof shingles at new porch roof. Provide paint samples as necessary.

Drainage control with new berm and swale along driveway and at end of driveway to divert rain water into adjacent creek. Civil Engineering drawings with drainage control details provided by Neal-Schaffer.
